This Smart Growth Award-winning project is a 527-unit complex that Latitude 33 provided entitlement services, planning services, and civil engineering services to turn Metropolitan Transit System (MTS) parking lots into a mixed-use development. The project consists of one and two-bedroom residential units and approximately 3,050 square-feet of retail and commercial space that fronts the existing trolley station. The project involved an extensive negotiation with the abutting property owners and neighbors as well as MTS, its parent organization SANDAG, the City of La Mesa Redevelopment Agency, and the City of La Mesa.
